A fit-out transforms a bare shell or vacant unit into a fully functional workspace. It typically covers partition wall erection, M&E (mechanical and electrical) works, false ceiling and lighting installation, flooring, air-conditioning, and all finishing works required to make a space ready for occupation. At ARCHFM, our fit-out team manages the entire process — from coordinating with the landlord's requirements to delivering a turnkey handover.
A reinstatement is the reverse process. When a tenancy ends, the tenant is typically obligated under the lease to restore the premises back to its original bare condition. This means removing all installed partitions, M&E additions, flooring finishes and fixtures, then making good any damage to walls, ceiling and floor slabs. Reinstatement is often time-sensitive as landlords need the unit ready for the next tenant quickly.
